Quiet hours
No loud noise that can be heard outside your apartment between 11pm and 8am. This includes music, TV, musical instruments, and raised voices.
No smoking or vaping
Smoking and vaping are not permitted anywhere in the building — this includes inside your apartment, on balconies, in communal areas, and in the common parts.
Fire safety
Soho Yard has a Stay Put Policy. If a fire breaks out somewhere else in the building, stay in your apartment unless told otherwise by the fire service or building management. Your front door and walls provide at least 30 minutes of fire protection (FD30S).
If a fire breaks out in your apartment:
- Evacuate immediately and call 999
- Press the Fire Call button in the lift lobby on your floor
- Use the stairs — never the lifts
- Inform a Soho Yard team member
Fire assembly point: the intersection of Bridge Street and Millsands.
Keep all smoke and carbon monoxide detectors clear, test them monthly, and replace batteries when needed. Report faulty detectors to the team immediately.
Studios have Hob Angels installed — after 20 minutes of cooking, the alarm sounds and flashes red. Press the button to keep the hob on.
Balconies
- Only heavy-duty garden furniture and potted plants allowed
- No BBQs or outdoor cooking of any kind
- No satellite dishes, aerials, flags, signs, or stickers visible from outside
- Don’t overload the balcony
- No furniture from inside the apartment on the balcony without permission
Vacancy
You must not leave your apartment unoccupied for more than 14 consecutive days without informing the management team first.
Locks
Do not alter, change, or install any locks on doors or windows. Contact the management team if you have security concerns. They must always hold a set of keys for your apartment.
Decorating
You can apply for permission to:
- Paint walls
- Hang pictures
- Put up curtains
- Add wall fixtures (e.g. shelves)
Submit a written alterations request to the management team. No other alterations are permitted — no wallpapering, no removing fixtures, no changing flooring, doors, or windows.
We recommend using Command Strips for hanging items — they don’t leave residue. For anything heavier, raise a request on the residents portal so the maintenance team can assess.
Communal areas
- All amenities are shared equally — don’t monopolise spaces
- Guests must be accompanied by a resident at all times
- Residents are responsible for their guests’ behaviour and any damage
- The management team can restrict guest numbers if areas become overcrowded
- Inform the team in advance if any visitor would need assistance during an evacuation
- Don’t obstruct common parts, especially fire exits
- No items, bikes, or pushchairs left in hallways or common areas — they will be removed
Pets
Pets require a Pet Licence — granted at the landlord’s discretion. See the Pets page for full details.
Drains and pipes
- Don’t block drains or pipes
- Don’t pour cooking oil/fat, tea leaves, or large food items down the sink
- Don’t flush anything other than toilet paper
- Remove hair from plug holes regularly
- Flush basin/bath/shower pipes with hot water regularly to clear soap residue
Refuse and recycling
Dispose of rubbish regularly in bags. Use the bin stores on the ground floor (one per building) and separate recycling from general waste. For large items, contact the management team to arrange council collection.
